InteractiveHow to Calculate Square Feet Cost
Whether you're budgeting for a new floor, a paint job, a concrete pour, or a real estate purchase, cost per square foot is the universal yardstick. The formula is simple, but applying it correctly across different trades requires understanding what's included — and what isn't. Start from the main square footage calculator, then price specific jobs with our flooring cost calculator, tile calculator, or room area calculator.
The Core Formula
Total Cost = Area (sq ft) × Price per Square Foot. If your area is in a different unit, convert it first. If your price includes tax, you're done. If not, multiply the result by (1 + tax rate).
Cost Formula
FormulaExample: 500 sq ft × $5.00/sq ft × 1.08 tax = $2,700.00
Material Cost vs. Installed Cost
Material-only pricing covers the product (tile, wood, carpet). Installed pricing includes labor, adhesive, prep work, and cleanup. Installed costs are typically 1.5× to 3× the material cost alone. Always clarify which quote you're comparing.
Getting Accurate Estimates
Measure each area separately and add them up. Apply waste factors for materials that require cutting (10% flooring, 15% tile). Get at least three contractor quotes and compare their per-square-foot rates using this calculator for an apples-to-apples view.

Price Per Linear Foot vs Price Per Square Foot
A linear foot measures length only (a straight 12-inch line), while a square foot measures area (12 inches × 12 inches). Materials sold by the linear foot — lumber, trim, fencing, countertops, carpet rolls, decking — are priced per length, not per area. To compare them with a square-foot price, you need the material's width.
How to Calculate Price Per Linear Foot
Total Cost = Length (linear feet) × Price per Linear Foot. For example, 40 linear feet of trim at $3.50/ft costs $140. To convert a linear-foot price to a square-foot price, divide by the material width in feet: a 4-ft-wide roll at $12 per linear foot equals $3 per square foot ($12 ÷ 4).
| Material | Width | Price / linear ft | Equivalent / sq ft |
|---|---|---|---|
| Carpet roll | 12 ft | $24.00 | $2.00 |
| Vinyl sheet | 6 ft | $18.00 | $3.00 |
| Countertop | 2 ft | $80.00 | $40.00 |
| Fence panel | 6 ft tall | $30.00 | $5.00 |
Enter your length and total price in the calculator above to get a per-foot rate instantly.

How to Calculate Cost Per Square Inch
Cost per square inch is used for small items — signage, acrylic sheets, metal plate, printing, laser cutting, and packaging. The formula mirrors square feet: Total Cost = Area (sq in) × Price per Square Inch. There are 144 square inches in 1 square foot, so converting between the two is simple.
The Conversion
To convert a square-foot price to a square-inch price, divide by 144. A material at $5.00 per square foot costs about $0.035 per square inch ($5 ÷ 144). To go the other way, multiply the square-inch price by 144.
| Price / sq ft | Price / sq inch |
|---|---|
| $1.00 | $0.0069 |
| $3.00 | $0.0208 |
| $5.00 | $0.0347 |
| $10.00 | $0.0694 |
| $15.00 | $0.1042 |
How Much Do Contractors Charge Per Square Foot?
Labor is usually quoted separately from material. The table below shows typical US labor-only rates per square foot by trade. Add your material cost on top to get the installed price. Rates vary by region, job complexity, and contractor demand — always get at least three quotes.
| Trade | Labor / sq ft | Notes |
|---|---|---|
| Tile installer | $5.00 – $10.00 | Higher for mosaic or natural stone |
| Flooring installer | $2.00 – $5.00 | Laminate, vinyl, hardwood |
| Painter | $1.50 – $3.00 | Walls; trim and ceilings extra |
| Drywall installer | $1.00 – $2.00 | Hang and finish |
| Concrete finisher | $3.00 – $5.00 | Flatwork; decorative costs more |
| Roofer | $1.50 – $4.00 | Asphalt shingle; steep pitch extra |
Installed cost = labor + material. Enter your total installed rate in the calculator above to budget the full job.
Price Per Square Foot — Worked Examples
Step-by-step examples showing exactly how to apply the cost-per-square-foot formula to real problems.
Example 1 — Flooring Across Three Rooms
A kitchen (180 sq ft), dining room (150 sq ft), and entryway (70 sq ft) total 400 sq ft. At $4.50 per square foot installed, the total cost is 400 × $4.50 = $1,800.
Example 2 — Comparing Two Rooms
Room A is 13 ft × 7 ft = 91 sq ft at $32/sq ft = $2,912. Room B is 14 ft × 12 ft = 168 sq ft at $25/sq ft = $4,200. Room A costs less overall, so Room A is the cheaper job.
Example 3 — Unit Price for a Small Area
For 28 sq ft at $3.89 per square foot, the total price is 28 × $3.89 = $108.92.
Example 4 — Paving With Extra Costs
Paving tiles cost $2 per square foot. For 73 sq ft, tiles cost 73 × $2 = $146. Adding a $453 fountain and $213 in labor, the total project is 146 + 453 + 213 = $812.
Price Per Square Foot Per Year (Commercial Lease)
Commercial rent is usually quoted per square foot per year. To find annual rent, multiply the rate by the leasable area; divide by 12 for the monthly figure. For example, 1,500 sq ft at $30/sq ft/year is $45,000 per year, or $3,750 per month.
| Area | At $20/sq ft/yr | At $30/sq ft/yr | At $45/sq ft/yr |
|---|---|---|---|
| 1,000 sq ft | $20,000/yr | $30,000/yr | $45,000/yr |
| 2,500 sq ft | $50,000/yr | $75,000/yr | $112,500/yr |
| 5,000 sq ft | $100,000/yr | $150,000/yr | $225,000/yr |
Commercial build-out (tenant improvement) typically runs $50–$200 per square foot depending on finish level and whether the space is a warehouse, office, or restaurant.
Convert Price Per Square Foot to Square Yard or Square Meter
Prices quoted in different units are easy to convert because the area relationships are fixed: 1 square yard = 9 square feet, and 1 square meter = 10.764 square feet. Multiply the per-square-foot price by these factors to get the larger-unit price.
| Price / sq ft | Price / sq yard | Price / sq meter |
|---|---|---|
| $3.00 | $27.00 | $32.29 |
| $5.00 | $45.00 | $53.82 |
| $10.00 | $90.00 | $107.64 |
What Is the Average Price Per Square Foot?
There is no single average — it depends entirely on what you are pricing and where. For real estate, the US median sits roughly between $150 and $250 per square foot, but coastal metros run far higher and rural areas far lower. For finishes and trades, the per-square-foot average is set by material and labor, not location alone.
Why Price Per Square Foot Varies by Zip Code
Local labor rates, permit fees, material delivery costs, and demand all shift the per-square-foot price between regions. The same hardwood install can cost $8/sq ft in a low-cost area and $14/sq ft in a high-cost metro. To judge a quote, compare it against recent local jobs or listings in the same zip code rather than a national average.
How to Find Your Local Average
Collect three to five recent quotes or comparable sales in your area, divide each total by its square footage, and average the results. That local figure is far more useful than any national number for budgeting or spotting an overpriced bid.

Construction costs vary significantly by region, contractor, site conditions, and finish quality. These figures cover structural construction only — land, permits, landscaping, and interior fit-out are typically separate. Always get at least 3 quotes and compare cost per square foot across bids.
Where Cost per Square Foot Matters Most
Real Estate Valuations
Home buyers and appraisers use price per square foot to compare properties. A 2,000 sq ft home at $250,000 costs $125/sq ft. Comparing this to neighborhood averages reveals whether a listing is over- or under-priced — instantly.
Contractor Bid Comparisons
When three contractors quote $4,500, $5,200, and $6,800 for the same room, dividing each by the room's square footage reveals the true per-unit rate. This strips away vague line items and makes bids directly comparable.
Material Budget Planning
Flooring, tile, carpet, and paint are all priced per square foot or per unit that covers a stated area. Calculating total cost upfront prevents budget overruns and helps you decide between premium and economy options with hard numbers.
Renovation ROI Analysis
Knowing the cost per square foot of a kitchen remodel ($75–$250/sq ft) or a bathroom renovation ($120–$275/sq ft) lets you project total spend and compare the return on investment against a home's current market value.

Frequently Asked Questions
Price per square foot is a standard metric used to measure the cost of one square foot of space or material. It is calculated by dividing the total project or property cost by the total square footage.
A square foot is a two-dimensional unit of area that measures 12 inches by 12 inches (1 foot by 1 foot). Its monetary value depends entirely on the type of property, material, or labor being priced.
The price per square foot varies widely. For example, residential construction averages $100 to $200+ per square foot, while materials like flooring or tile range from $2 to $15+ per square foot installed.
Divide the total cost by the total area. For example, $5,000 for a 1,000 sq ft room = $5.00 per square foot. To find total cost, reverse it: multiply area by cost per square foot.
Laminate runs $3–$8/sq ft installed; hardwood $6–$15/sq ft installed; tile $5–$12/sq ft installed. "Good" depends on material quality, room prep, and your region — always compare installed prices, not just material costs.
Yes — sales tax applies to materials in most states (typically 5–10%). Labor may or may not be taxed depending on your jurisdiction. Use the Markup/Tax field in the calculator to add your local rate for a fully loaded estimate.
Ask each contractor for the total project cost and the total area they're covering. Divide cost by area for each bid to get a per-square-foot rate. This normalizes different scopes and makes comparison straightforward.
New construction in the US averages $100–$200/sq ft for standard builds, $200–$400+ for custom homes. This varies enormously by region, finishes, lot conditions, and local labor rates. Always get multiple quotes for your specific area.
Break the space into rectangles, calculate each area separately, and sum them. Use the "Multiple Areas" tab in the calculator above — enter each section's square footage separated by commas and get an instant total cost.
Material cost is just the product price. Installed cost includes material + labor + prep + disposal + sales tax. Installed cost is typically 1.5× to 3× the material cost. Always budget with installed costs for accurate planning.
Absolutely. Commercial spaces are priced per square foot for leasing, build-outs, and tenant improvements. Enter your total lease area and the rate per square foot to calculate monthly or annual rent, or build-out cost in seconds.
